Very peaceful property, & great job with clear video footage. Having your continual explanation of bearings is very helpful, I'd just add one request of noting due South for solar & those of us who build for sustainably/thermal heat gain.

Is the river ON the property or just "beside" the property? aka can you do stuff with the river to retain some water after it stops flowing?

It is a very interesting property. The terraces need a lot if repair, likewise the fences. 😉 I don't think I'd be jumping into the water with all those rocks and boulders about the place but I presume that you could make a rock pool for cooling off in.
The second area, (right-hand side of the road) bordered by the river and the road, how much of the River is yours ; all or only part or just from the edge of the land(soil)? Also, there is one registered (stone) rural building. All the add-ons are not registered which means what exactly? Can the Camera demand that they be pulled down?
