the land has olive , mimosa, pine ,eucalyptus,oak and cork trees in varying degrees of growth . the majority of the land is overgrown , needs clearing with a machine, tractor etc .the land covers 265 meters by around 50 to 110 meters wide . it is on a 1 in 5 slope overall thou the land is easy to walk work etc . it faces mostly north but some faces sw regardless it all gets sun as there is no obstruction behind it .

the land is good soil for farming , the water mines are situated about 15 to 25 m from the highest point , one dries the other gives all year long minimum 10,000 litres a day in july august

the house is fully insulated with solid board insulation , never gets below 17 degrees on a winters morning , the solid wood stove is the only form of heating and is more than enough and there is ample wood on the land to feed it with .

hot water is via brand new ariston gas boiler and 2 bar auto pump. spring water that feeds the house is drinkable as is . electric in house is 240 volt via inverter from batteries. this currently powers a food blender tv english satilitte lights phone computer chargers etc bigger batterys inverter and extra panels and you could use coffee machine etc.currently i use a generator for anything high power.

we are approx 400 m above the village , 800 m from our nearest neighbour in the next valley who is english . 4 km from coja 12km from tabua 15 from oliveria d hospital.
annual land taxes are about 12 euros a year .dirt track is around 400m from tarmac.

3 hours drive from lisbon , 2 hours from porto.

we have been living here for 4 years , we have about 4 people use the track next to the house a year mainly to collect fire wood from their land. it is very quiet here no electric,phone or mains water possible … or needed . fantastic mobile signal.

the house has a cess pit , every window is double glazed,inside is fully plasterboarded and plastered out.
