There are 2 private gated entrances to the Cibola National Forest for land owners in El Morro Ranches.
The East Gate is about 4.5 miles Northeast of the property off Sawmill Canyon Road. I will be living in Santa Fe very soon (July 1st) because I am moving there for work at Los Alamos. My plan is to purchase land once I got a year into the state. I am noticing a lot of negativity in regards to HOA/POA (I'm assuming they are the same?? Anyways…I've heard a ton of bad HOA stories when it comes to your regular run of the mill big city suburban areas, but when your buying acreage like this in pretty much non-populated areas how are HOA's/POA's a negative thing? There is access to the forest ONLY if they pay their POA dues. Otherwise, they will not receive a gate key. You realtors need to do a better job of full disclosure.

This is a beautiful part of America. I spent a week hiking and camping on Cibola National Forest and loved every minute. Saw lots of wildlife, and saw more stars than could be counted in a lifetime.
You really do a great job describing the properties, but the one thing you always seem to miss , is the fact , if the property has water on it like a well .
Does this property have a well with drinkable water on it ?
How deep is the water table on this land? The reason to ask is irrelevant, just want to know how deep the water table is. I am sold if there is water on, near or under the property. I realize this area is very dry so hence the reason I am asking. Not interested in hooking up to the grid water supply. Need land that has water on, near or under the property.
Is this an area that's been affected by the fires in Northern NM?
I know I could (and will) look this up… but if you want to add some weather info, people might appreciate it! I mean for example "At 7,200’ elevation, summer temps average 88° high, but drop to the 70° range in the evening, in the winter you will get temperatures as low as 15° and snow depths of around 6 inches." I ask because I almost bought some land in Colorado but realized it had a 5 months window of use, otherwise snowmobile access only.
