Does this sound unbelievably complicated to anyone else?
Great that the Portuguese lease laws allow for a maximum of three months advance lease payments and the norm for Lisbon we found to be 12 months due to bidding competitions.
When we noted the above to the local Junta da Freguesia, the rep there told us of the apartment owners, "They do what they want."
We choose not to support the behavior, returned to the U.S., and are happily resettled.
I truly feel for those poor locals that are squeezed to the outlying suburbs and the expats that give in to the greed.
I'm new to this channel and appreciated so many of the topics and guests. As someone who will be interested in leasing out part of a property that I am currently under contract to purchase, I would like to know more about how property management companies operate in Portugal, e.g., their fees and what services they offer.
It is interesting that Portugal law makes 1-year leases even without a renewal clause a 3-year lease.

Hello from Aveiro – we signed a 3 year rental agreement and were able to get a lower monthly rent as a result.
