4 The minimum real estate investment amount for the Golden Visa Program is 500,000 Euros for most types of property.
A lower amount of 350,000 Euros is in place for property located in an urban regeneration area that requires renovation work.
A 400,000 real estate investment is possible when the target estate is located in a low-density territory.
5 Benefits for investors
Once the property is purchased, the owner is able to apply for a visa for entering the country.
An important condition is for the holder to remain in the country for more than 7 days in the first year and 14 days in the following years.
6 An additional advantage is that a non-EU national who holds a Portuguese golden visa is allowed to travel visa-free within the Schengen Area.
Moreover, the family members can also benefit from this type of visa, as it can be extended to the children or spouse as well as dependent family members under certain conditions.

1,009 such permits were issued in 2018. Historically most of these visas were issued to Chinese applicants, followed by Brazilian and South African ones.
