An introduction to the Portugal Golden Residence Permit Program (also known as the Portugal Golden Visa).

Portugal is the westernmost point in mainland Europe, bordered to the west and south by the Atlantic Ocean and to the north and east by Spain.

Portugal has a population of about 10 million people, is a member of the European Union, and part of the Schengen Area. The country’s official language is Portuguese.

The Portugal Golden Residence Permit Program is a five-year investment-based residence process for non-EU nationals.

The residence permit allows you to live, retire, work, or study in Portugal, and it only requires a physical presence of seven days on average per year to maintain your status.

Golden Visa holders further enjoy visa-free travel throughout the Schengen Zone of 26 European countries, and you may apply for Portugal citizenship after 5 years in residency status.

The Golden Visa requires the applicant to make a qualifying investment. The options include an investment in property, or the transfer of capital, a donation to support the Portugal culture and heritage, or an investment in a business that creates or maintains several full-time jobs.

When investing in a property, the minimum cash investment is between 280,000 and 350,000 Euros into a property that is located in a rural area, over 30 years old, and requiring extensive renovation.

Because these types of old properties are difficult to locate and need substantial refurbishment, most investors choose to acquire a property that is move-in ready, either as a personal residence, or as a temporary residence that is rented out for most of the time.

Essentially, Investments in the coastal cities of Lisbon and Porto are now limited to commercial and time-share properties only.

But you can still buy a residential property on the coast in parts of the Algarve region.
