  2. Restoration at its best! Thank you Nick for yet another beautiful tour of such an exquisite property with amazing views and an olive grove sigh!! I would not mind turning it into a small Bed & Breakfast while living in one of the homes. Sipping my morning coffee, reading the newspapers then having b'fast while admiring the gorgeous views, dipping in the pool in the warm tuscan sun, then going to the farmer's market, working in my vegetable garden, cooking, reading, writing is what i'm imagining I'd do if i moved into this home. I can't wait to travel to Italy next year. I will definitely be reaching out to you then. You are a master tour guide of Italian Property! and that beautiful laughter from time to time makes me think you are quite a jolly person!! Thank you again!

  3. Nick, I must comment. Your videography is phenomenal. So steady and perfect angles. I love when you hold the camera out the window to show the terrific landscaping. I just watch another video of you before this one and there was ths view out the window and it looked like a gorgeous oil painting.   5. Great cameo by Ginger at the end Nick, and this is a 10/10 on many levels. Like other comments, I had this one priced well above 2.75M euros and I'm sending kudos on the systems installed and the cozy common areas. We're settling into a Canadian fall that will soon turn to winter but your October walkabout is warming our hearts.

First, let me say that we just discovered your channel about two weeks ago – right after Hurricane Ian (which thankfully did not hit us too hard, but made us decide to follow through with our plans to retire in Italy because annual storm stress is just getting tiresome!) Sometimes I turn on your channel and just let them run in the background while I am working. I love that they are unedited and make the floor plans so easy to see.  

    This property is simply beautiful! The price of $2.75M is reasonable considering the renovations and the fact that it is four farmhouses and has rental history! I agree with Mark Hill below – I was anticipating a $3.5M price tag. My husband was sold once he saw the Lake view! We definitely hope to work with you when we buckle down and begin our real search in Tuscany. Right now we are narrowing down the areas and are between Cortona, Arezzo, and any other ancient city that will keep us accessible to the Firenze – Rome train line. 🇮🇹 Grazie per il tuo lavoro!

  7. well…i have run out of adjectives to describe this thing of utter beauty. it really is. as your tour continued i noticed something. you mentioned the word calming and my thought before you said that was it is grounding. like mentally and physically even emotionally you could feel grounded and calmed in the stunning surround of the gorgeous wood and stone and iron–it's easiness on the soul just for being there! once a ruin…but now the very picture of tuscan luxury! every square inch is a dream with no way to improve upon it! just wow.

  8. A spectacular property. Reformed with exquisite taste. I'm deaf and I always activate the subtitles in English, and then with YouTube's automatic translation tool I read them in Spanish. In this video that machine translation doesn't work until halfway through the video. It is not the same to see it without your comments.

  9. Beautiful property but very expensive. I noticed most of the prices of the properties displayed on this channel, are pretty high. I always thought living in Italy, especially in the backcountry was cheaper. I guess not.

  10. Wow! I felt privileged to tag along on this tour. Most of the time I was speechless. Had I done the filming, it would have been very quiet and much more boring. Well, the restoration is unbelievable. I may have written it before, but these Italians know tile and stone. They are unmatched. The views….what can I say? Spectacular doesn't seem sufficient. Is the price really 2.75 million euros or are you joking? Sure that's a tidy sum, but I think it's very reasonable. I'll make sure to buy a lottery ticket this week. Nick, thank you for a truly fantastic tour!

  14. You never disappoint Nick😍. Amazing tour of another amazing property. At the 7:097:19 timeframe you are in the tv room and mention that it may have been the original barn. If you look at the right window and door (top wood jams) it appears that perhaps they repurposed the original barn/manger wood. Oh my, just an incredible property. Thank you for the treat!   15. Once again you gave us a wonderful property to see! The attention to detail….beyond expectations. The rolling hills, the lake, the pool, around each corner of this estate jaw dropping details. The purchase price (what an unbelievable bargain) to those looking for a family retreat. Once there, why would you want to leave? Could spend days, months, years walking those hills and sunning by the pool. Sublime.

  16. Nick, what a whopper – oh wow. Really extremely beautifully restored and maintained. The view over the lake – pricelees. And yet the Snooker room – even more priceless. And who would remove those tiles in triangles in front of the windows – this so typical for former barns; and its good to know that they are not allowed to be removed.
    One remark: in house #3 the staircase is made of cut old rail sleepers, the hole you showed is from the screws to hold the rails onto the slippers. The imprints from the track ballast are clearly visible on the surfaces.

  17. Stunning 😍 when watching real estate shows I've heard there is no perfect house, but you prove them wrong once again, I could quite happily live in any of these house's and the decor is perfectly furnished, I don't know how they do it.👏
