Foreigners are PAYING TOO MUCH for land that is almost worthless. Some properties are dry with poor soil, and no matter what you do to improve it, you won't be able to produce much, and it could cost you more to produce than the value you'll get out of it.
That's reality.
If you care to ask any old farmer in the area why this or that property was abandoned, they'll tell you the same answer: it was not worth the expense of farming it.
PRICES for good farming land, with enough water, are currently around 1 Euro per sq meter, but there is not a lot of good land for sale, because when it's good, it's not up for sale.
Scrubland with few trees, overgrown to the point of being impossible to walk through it, should not cost more than 50 centimes per sq meter MAXIMUM. Less if it has no water and no registered ruin, and the access road is not tarmac, far from villages or towns.
That's reality!…
If you pay too much for a property, you may find out later that you cannot get your money back. Ever…💔💔💔
You seem to be well informed about the fire risks and the lack of water. Many sellers and agents will say the properties have a lot of water, 1 well, 2 wells, 3… but that means nothing because in summer, when you most need water to irrigate, those wells are likely to dry up.
One clue to UNDERSTAND THE LAND comes from the trees, specially olive & fig trees: are there large olive and fig trees on the land? In summer, are the trees green and bushy or do they seem to be struggling? Are there fields with planted crops nearby?
If all around is abandoned land, overgrown and sorounded by forests, it means the land was not good enough to justify farming it.
If the olive trees are very thin and old looking, it means they are struggling because the soil does not retain enough moister. If the fig trees are yellow and thin it means the soil is very poor & dry.
Olive & fig trees are a good measure because they are very resilient and adapt well. When these trees are struggling… it means you cannot grow very much else on the land.
( I'm hoping this may be useful to anyone who hasn't a clue…)

Right about Tenerife, all Canary Island , farmers need to pay for the water they use. Me too, been Spanish I decided Portugal, and no Spain. I think Portugal with the Atlantic influence have plenty more water, without lack of sun. Perfect for agriculture, and price still are alright, but probably no for long. Thanks for share your experience with us.
