Your videos are always very detailed. However, regarding Cyprus (as you mentioned in previous video), this is indeed not a good idea to invest there for many reasons. I learned it the hard way. and just in the process to finalize the sale of my apartment, the sale process started in september 2021, so 8 months laters!!! due to mostly incompetent real estate agent and lawyer and bank. So it does not matter if this is Limassol, Larnaca, Nicosia etc, i highly recommend not to invest there unless you have extended family living there.
Do not invest in Cyprus for many reasons it is an island that has forgotten and neglected the reason is nobody’s interested in it anymore. Famous good looking people don’t care about Cypress so there’s no point in wasting your money here.

I remember in a former video you said that non-EU citizens can’t rent out their properties in Cyprus. So in that case, do Brits, Americans, Israelis, etc. have any reason to buy there if they’re not going to live there?
I watch all your videos. Very helpful. We are from US and are thinking about purchasing a second pre-retirement proprety either in Spain ( Marcia / South Valencia OR Italy (Calabria). The plan is to spend 3-6 month a year at the place later on, but for now establish and let the local property management firm handle the rent-out option. Would you please do the episode on cons and pros of buying in Italy vs. Spain (or vice-versa) including the resident status, taxes cost of living etc…. much appriciated.

Great video! Would you consider doing one on Trieste, Italy? I heard it is Italy's city with the highest quality of life. The weather is not fantastic but there is a port and the city is beautiful nonetheless with unique austro-hungarian architecture.
