Warning: if you plan to use an exclusive buyer’s agency in Portugal, read this before calling or emailing listing agents!

We created this video primarily for our clients that are starting the process with us. We needed them to fully understand the market dynamics. But we realize that are many others that plan to work with a buyer’s agent in the near future and need to get this information as well. So we decided to do an informal video to explain the importance of following these recommendations.

(If you don’t mind working directly with the listing agent and feel comfortable making the purchase yourself, you have nothing to worry about. This video intends to help clients that want to work with an exclusive buyers agency).

You don’t want the seller agent to see us as a block between them and you. You need them to see us as the vehicle driving you to them. This gives us more power to represent you.

If you call, email, or send a message to a listing directly, or if you visit a property without your exclusive buyer’s agent on your side, the listing agent will automatically become your primary representative, and most likely, you won’t be able to change agents later.

Here in Portugal, it is normal for the buyer to belong to the first agent that showed the listing. Contracts and signatures are not needed for this representation to start. As long as the agent got your contact and gave you information on the property, if another agent comes along after the fact, it will be considered unethical and even unlawful. The second agent can be reported as crossing the line.

The point is: if you want an exclusive buyer’s agent to be able to negotiate the best deal for you and protect you legally, by calling seller agents directly, you are working against your plan.

The seller agent will only appreciate a buyer’s agent because of the pre-qualification process.

Some properties have been on the market for almost an entire year, with multiple listing agents trying to sell them. When an exclusive buyer’s agent brings a qualified buyer, It is valuable to the seller agencies; they will win the deal against many other agents and finally get their commission.

    I saw some properties online and asked for more pictures. Yes. They have my nam and email address. I live In US. I am oozing for property on Terceria Island. Could you help with this…But take your time….I'm not in a hurry. Obrigada
