The schist walls are indeed beautiful. I was just recomended a channel Ecositana Casas de Madeira and looking through their videos I found this one "A Quinta do Monte Granito – Uma recuperação" (There are 2 parts). They restore a similar ruin to this one with wood. It's a interesting option worth considering! Have a good day everyone!
Beautiful stone work, but I can't help thinking about the fire that must have destroyed the house. Clue in the remnants of blackened wood roof beams still visible inside the walls. Also the forests around it must have been thick & lush pine… now very thin and mostly eucalyptus. Probably the house was already uninhabited when that fire came.
That region has had a good share of forest fires.
That's what the agent almost said, when she said no more permissions to build will be given to that area. She didn't say why… and changed explanation to… the stream! That's what agents do, they tell you the good bits only.
Buyer be aware!
Anyone interested in this house (or similar) should check with local "camara municipal" that they can indeed renovate it to live in it. Some areas designated of high risk are off limits.
The land looks good but the stream alone doesn't give a guarantee that the owner will get a licence to irrigate from it. Irrigation licences must be renewed every year and when water is scarce because of drought, a licence may not be given by the local authority.
In Portugal all streams & rivers are public property, you cannot just take water for irrigation from them.
There's also the quirky issue of the position of the road that I explained below (in reply to Gail Andrews).

Lovely place at a great price, could see us buying something like that, only thing that confuses me is she says it 258m2 but the ad states 59m2, I assume that is 2X 59m2 if you put a make it a 2 story house but I am still missing about 140m2????

Great house if I was buying it I would turn it into an upside down house bedroom's on the bottom and living space on top that way you would have the best view out over the valley

Interesting property Nick, tis a shame that the ruin isn't on the land below the road. I'm sure that it would look a lot bigger if the seller opened up the drive to the land below and cut down the grass and brambles. Thank you for showing us what is available 😊🏡
Thanks for sharing another interesting Portuguese property. I agree, the Schist stonework is beautiful and a panoramic window across the front would give an amazing view of the land. The stream at the boundary will ensure the buyer is able to irrigate the land is a real bonus – and reflects your advice on your last vlog regarding considering water sources when buying a property in Portugal. Good to see the drone shots over the house as it helps see the property, track and land much clearer.
