Our last day in Castelo Branco for our farm inspection trip. I was determined to walk away from this trip with having found my forever farm, and I did! But, was my offer accepted?

  1. Paying taxes that's his problem, not yours.

    And he only pays a significant amount if he doesn't buy another "imovel"

    BEWARE OF 4 THINGS

    1) Check if what you are buying it's really what your are buying, don't believe what people say. Check the boundaries of the propriety

    2) You should only make the transaction on "conservatória do Registo Civil" (I think that's the name), they know if there's a mortgage on the house (in real time)

    3) NEVER PAY "entrada", that's not a "contracto promessa"

    4) Check if the house is legal, some land are agriculture land and building is not permitted.

    It's good to have a lawyer to help you… but and ask your lawyer about this 4 things

  3. What a disappointment!!! I am sure you are feeling a bit down. I would think the agent would have made sure the papers were in order. I've been watching Leesa Booyzen you tube channel. She has done live streams on purchasing properties in portugal. They always talk about having all the paperwork in order prior to selling. Anyway, that farm must not have been the one for you. I am sure you will find another farm that will even be better! Take care! Looking forward to watching more.

  4. Apart from it being illegal to pay or receive 'money under the table' on a purchase, when you one day come to sell it's you that will have the big tax bill to pay as your capital gains will be measured from your registered buying price to your selling price.

  5. So sorry, don't take it personally, we went thro 4 farms before we found a very good agent who listed us as buyers and send me farms (from many other agencies) that fitted our budget and desired size etc.
    It was daunting to buy with out seeing the quinta!!!
    Word of advice, please get a good Lawyer on your side. Liliana Solipa has been amazing, she is in the Castelo area. Great that you did not pay under the table! Buying a rural property has been interesting, to be polite 🤪

  6. I had a dream property in Portugal picked out. I thought it was going to work out. It didn’t. I’m still trying to put it behind me as I know it does no good to dwell on it. I hope you find something great!

  7. I am fascinated by Portugal. I have quite a few channels on my regular watch list. Unfortunately your story is not terribly unusual. While I feel terrible for you, I/we would feel far worse had some kind of underhanded dealings have taken place. A hard lesson to make you a more aggressive buyer. Don't ever be afraid to lose a property. If you over pay or engage in some less than savy dealings it will haunt you. Be aggressive with offers. Don't insult but don't give away the farm…So to speak hehehehe. Finally, don't ever count any property out. Always look for potential, both good and bad. Does your time frame rule out land and a potential building project? I watch realty sites and have seen some beautiful properties that are just begging for a home to be built. Good luck.   8. Ah crap. Well done for walking away. All to easy to get caught up in dodgy dealings if 'thats fine but…' starts to spiral.
    Also, don't they have to offer it to all the bordering neighbours for the 'declared' price? And give them 2 weeks before it's officially yours to buy to prevent those kind of deals?

  9. I’m glad you backed out. Too many expats have been taken advantage of. I hope you find even better.

    I had my first deal fail inspection. I a, so glad because I love the house and the village I ended up in so much better.

I have looked at about 10 properties in Portugal, and let me tell you if it was the taxes that they wanted me to pay or there children got involved, and then the horse pop started to fly… so get ready it will take a least 2 years of looking, the laws here are very difficult to understand. A word for you is when you look at a property have your agent ask are the papers in order and are the sellers REALLY READY TO SELL, BECAUSE IN PORTUGAL IT IS DEFFERENT THERE ARE LOTS OF AGENTS THAT JUST WASTE YOUR TIME . In my search I have gotten past the sales agreement and still had people back out, also do not get involved with any kind of estate stuff , ps I finally bought a place and it was from a bank no surprises all done in weeks

  11. Goodness, lucky escape! My father got caught out like that, it is a common scam technique in Portugal. He lost our family estate, they never paid much more than a small deposit!! It is ILLEGAL as you say. True a lesson learned. That place was not meant to be. The best of luck in the next one.

  12. Well done from you Christine. those are real strange practices of the seller and broker. maybe you should tell us who the broker is that puts you in these situations. so that other people can ignore this broker.
    Good luck to you at the end you wil find your little paradise there

  13. Wow, sorry to hear that. “ more University of Life fees”. Sad that the owner shot himself in the foot and you lost out. Well for every Quinta there is an owner. So yours is still waiting for you.

    You did the right thing by walking away as you could have lost money with that dodgy proposal.

    So what are you looking for exactly?
    Will you consider a different area?
    What size of land do you want exactly?

    How far from a "large town" do you wanna be?
    Will you consider a ruin? If so, what max money would you put on the property so that you have some spare to fix the house?
