Unbelievable Italian Property for restoration. Trust me. You will never find this again! My name is Nick Ferrand and these are my One Take Italian Property Tours. This Italian Property is situated in Sansepolcro, Tuscany. It is probably one of the best Italian real estate opportunities I have seen in
over 18 years. The apartment (200sqm) dates back to the 16th century and there are additionally two buildings dating to the same period, if not older. All three need restoration, but what is so incredible is the 0.6ha (1.48 acres) of private garden. The garden also contains a chapel and two barns which can be converted, subject to planning. It is unbelievably rare, in fact almost impossible, to find this size garden in a medieval Borgo (village). Two wells, flat land, three entrances, private parking, walking distances to all shops, bars and restaurants.
This is an incredible find, even if I say so myself. It’s truly amazing. It’s one of those Italian properties, and I see Italian properties of all shapes and sizes daily, that I personally want to personally buy

Amazing amount of outside garden area. I was thinking it would be great to donate to the community so they could create a playground, football field, community garden space. Going through the apartments was a bit confusing, maybe starting from the entrance as you do when you've done other videos. Always great to hear your descriptions and thoughts on what you see, and the history of the property is important for perspective and understanding if it has experienced turnover. Thanks for sharing, good luck on selling to the right buyer who wants to update but not take away the original charm.
One of my favorite YouTube channels to watch weekly! Grazie Ancora!!
My only issues is the absence of Cyprus trees for partial privacy. I'd hire an architect to give the façade vintage character and have a field day giving away as much junk as possible to the locals.
They took the good stuff with them this time. I'd make one of the outbuildings into an air conditioned summer house, b/c of the smaller size, it'd be easier to cool than the full size home. The TV series Poirot (set in the interwar years) would be my inspiration for furnishings. I'd email you Old Chap, but I'm as broken as a medieval wall. Lol
This one's for me, Nick! Love the history and the land. Wonderful property. Thank you. xx
holy macaroni !!! a blank slate for the dreamer in us all. I can t get enough of the doors…love them!! If I could change all the doors in my home I would….but the minus 40 weather in the winter here doesn't allow for it….Great rummage Nick!!. Stay well
A property with tons of potential. Really interesting concept…almost like a little community in and of itself with that huge garden…perfect for sharing the fruits and vegetables with the other apartments in the building. Happy weekend Nick!
I would have loved to see a view from the street.
Nick, buongiorno from Siam. As my friends in el Bar Cádiz would say, it's a 'casa de puta madre' 😎.
Stunning dream!!! What is cost to buy and rehab??
What the situation with the apartment or apartments above
How is it possible that each place you show is better than the last 🧐. Loving the high ceiling. How far is this place from Firenze? BTW Tom is real easy on the eyes, but we still love you Nick………🤗🇨🇦
As always, I enjoy your video tours, and this one was no exception. If I may suggest, if you mention something like the ceilings, would you please show it? Thanks. Keep up the great work. 👍👏
Nice apt in 🇮🇹 including glass doors it does need work would modernize it including electrical kitchen and bathroom but traditional bathroom. Be looking at airplanes ✈️ including the night sky 🌌 to. Globally and Bubbly almost sounds alike had to say it from when you introduced Tom. Would add celling fans to. 👍📸🇮🇹
Imagine Fortuny fabrics draping the walls, hiding the cracks and holes.
Can’t afford the house, but is Tom free? 😆
Oh the possibilities!
Stunnig property with a lot of potential for restoration. This doors from the ´30th, amizing !! And the huge garden, absolutly charmy. It have the baundary of the 15th century !!! remarkable. I think this room at the end of the wall was the entrance. to the town. And all for 500.000 Euros. Cheapest !! By the way nice to meet Tom. Thank you Nick, good job.
The property does not appeal to me as it does to you. I hope someone can restore it and create the vision you have for it.
Not much work? It’s a total gut renovation lol the water damage alone means new roof. Probably rot everywhere. Electrical and plumbing have to be shot. It’s in such bad condition that you guys don’t even seem sure what the rooms were lol Great bones! But that’s literally all you are getting with that
It's gorgeous, Nick. I love the gardens!
The property is just so so, but Tom is impressive!
Its a condo ?? The first floor only PLUS the land but NOT above the ground floor ? THAT IS a hell of a hard sell !
Thanks for showing, enjoyed the tour. I could see many possibilities and would love to see this after someone purchases and restores. I must say that even though this would be beautiful for someone wanting in town, I am still partial to the properties in the country. Always enjoy your one take property tours, have a great weekend.
It’s a dream!
I would love to live there 😍🥰🤩
Property in absolute dilapidated state, enormous energy bill to heat all this, which cost no more than 80-90.000E. Plus, at least, 90.000 E renovation cost (optimistic approach) . Energy bill for a month of use? No less 600-700E only for heating. Thus speak the truth. Actually? a village plain house… the rest is an anglo-saxon's gibberish.
So beautiful I love it.
So for ½ a million €uros you get the walls of a ground-floor apartment. No plumbing, or electrics, or heating, or aircon, no kitchen, no bathrooms . . . OK – but you do get a lump of land that is designated as archeologically sensitive, so (basically) you can't touch it. Can't put in a pool. Everything requiring total renovation. What about the rest of the building? Who is responsible for the roof? Is the whole place a multi-leasehold nightmare? How would you enforce anything on anyone to maintain the building, and prevent their bathwater pouring through your newly refurbished ceilings, all over your expensive renovation – and what limits are there on what the purchaser could or couldn't do? It's a great find, Nick, but a joke of a valuation.
This place is really amazing!
I like to watch your excitement and enthusiasm Nick!
😍👋 Hi from East Tennessee USA
Many blessings 🙏
💐🌸🌷🌺🌸💐🌷
A outstanding example of village living with amenities of rural life at your feet. Love the original fireplace & the arched doors. This place has oodles of potential & charm. I’d buy it ! Cheers Kirk
What an amazing property.
Nick is the only person I know that would tell me a pig is actually a Princess and I'd believe him! House has some skeletons in its history! How nice to invite a member of the Coldstream Guards to tag along! I was waiting for a rolled-up Il Duce poster in one of the outbuildings. With the bank at the back of the first garden, perhaps you could do an above ground pool and make it look built in. Excellent that it has several fireplaces so you can clamber up on the roof and throw your money down whichever chimney you wish. Love the garden area, I would plant a formal garden with water features and solar powered fountains, and off to one side vegetables and flowers. If possible, in front of the city wall I would plant fruit and nut trees, since the property has 2 wells.
Hi, Nick! This is Richard's wife. Oh, wow…we are absolutely in love with this property and wish we could relocate and do this renovation. How stunning! Of course, this lovely impossible dream of a property tour is posted just as we've given up (horror of horrors) alcoholic beverages and ice cream for Lent. Richard said, "mark my words, we will be tested!" This is probably test #1 for the "Oh, I can't believe I gave up ice cream!" bit… A lovely, lovely apartment…absolutely stunning and that garden! I would, of course, give permission to excavate the football pitch because I'm a mad medievalist… Thank you so much for the encouragement to buy a lottery ticket or write a very bad, but madly popular trashy novel… As soon as we hit the jackpot (or become ridiculously rich by compromising our artistic integrity), we will give you a call. 😁
OMG Nick you had me in stitches on this one. We're in a Classic Medieval Town as the jet flies overhead. Weapons of Mass Destruction were your bows & arrows. I can't stop laughing.
The apartment is beautiful and there's so many things you could do with it. It's like a clean slate to build your dream house upon. If I was going to purchase it I'd turn the garden area into a Community Garden! I'd let all of the neighbors come & work in the gardens at the their leisure, planting, tending to & harvesting fresh vegetables to feed the quaint little village community and BE A COMMUNITY.
If the cost of the property doesn't kill you, the restoration (and dealing with the town statutes) will!
Nick- Really enjoy your inspiring tours. Love your channel and hope to seek you out one day for the perfect property.
Is it possible to buy the whole house?
So beautiful!!!
Great property with a lot of History …one word describes the property ..wow👍🎆🤗
Very nice property but it looks like a money pit
