Last weekend the neighbours were in to harvest their olives. We knew that they want to tell the farm and we asked them if we can support them with a little video about the place.
After we mentioned that two places around us are for sale, many of you guys asked us about more details – here they are!
It was the first time we saw the entire place ourselves, not only over the fence, and we have been really pleasantly surprised! It is a very cute farm with a lot of fruit and olive trees and huge old vines. A big space is also a veggie garden with good fertile soil – which is worth mentioning in our dry area.
Also a huge plus is the well, which is fed by an underground mine and never ran out of water so far. In the winter is even overflowing and is channeled out of the farm to the road!

Some more details about the place:
Price: 45.000€ – with all tools and equipment (pump/rotavator/trailor) but of course you can put in your offer as you want 🙂
Location: Castelo Branco (15min by car) / Escalos de Baixo (10min by foot)
Size: 0.5ha = 5000sqm
Registration: we only have the information that it is „the same as“ outs, so it would be legal to live in, but this needs to be double checked with a lawyer of course.

No electricity connected, but it is possible. The last post and box is just two farms down, so we dont think it would cost a fortune to connect the farm to the grid in case this is what you want.
Internet: we use a dongle and our internet is quite good, except for the occasional odd day…
Neighbours: us 🙂 and two other farms directly connected, but the people are not living there and we only see them for olive harvest and tree care
No septic tank, no bathroom, no kitchen – the farm is off-grid for now and needs to transformed to a living space exactly like our house

  1. Fabulous property, land and potential. Nice to see a new roof although I doubt there’s a damp proof membrane beneath the concrete floor. Lovely with the prospect of some income too; space for some chooks/hens too.

Lovely property 🐓🦃🐾🍒🍓 we can see from the bushy green olive and orange trees that the soil is good and has moisture = a good sign at this time of year as we've just had a long dry & very hot summer. Even the old apple tree with the red apples looks pretty good considering the hot summer, and it managed to produce a lot of fruit without much care or irrigation.
    If the trees are ok now, it means the soil is in good condition and retained enough moisture during the dry summer to keep trees healthy. (If the trees were scranny and half dead it would mean very dry soil).
    The flat land is ideal for growing veg.
    It's difficult to know if the well would have enough water in summer, but considering the look of the trees, I'd assume yes.
    The plot of land is not huge, it will be easy to manage and will produce more veg than a family needs, plus enough feed for goats and chickens etc.
    The main building has thick & solid stone walls, well constructed. Not big, but with a raised wooden platform to put the bed area, it would leave plenty space for living & kitchen & shower.
    It will need some work and good insulation of walls and roof but I can see it becoming a lovely home.
    As for the all important "habitation licence", if the house is not registered as urban (for habitation), I don't think it will be a problem to get it registered as such, if there are already neighbouring properties registered as urban.
    To find out, ask the owners for a copy of the "caderneta predial" which is like the ID of the property, take it to the Consevatoria do Registo Predial in Castelo Branco (local land registry office) and ask if it is registered as urban or not. If not, can it be registered as urban? And can the other building be converted into habitation as well?
    The price of 50K is a bit high but if you make a good impression with the vendors, they may accept an offer.
    Now prepare yourselves for months of negotiations…

    And then an explanation follows – I am impressed lady, my (active) French died in my Spanish life 10k km southwest. Do not bother the "pointed" – I do not use goggle.

  5. I’ve just got back from Portugal I’ve been looking around for properties and land but I’m with an agent at the moment I wouldn’t want to Setting but that looks ideal especially being flat land is what I am looking for really hard to find at the moment take care😊

    So funny about the eating apple phobia.
