  1. In your opinion, would this measure make it easier to find long term rentals for D7 applicants? The Airbnb business in Portugal has taken a huge piece of the rental market since it’s more profitable hence reducing the inventory of long term rentals which impacts negatively its residents whether foreign or Portuguese.

  2. Joric, I just received feedback from our apartment host in Portugal that our reservation was not affected by the new ruling. Another vlogger also informed me that "Apartments can still be rented out and it just needs to be a building dedicated to that, not mixed with residents too".

  4. i just checked in my short term rental today and booked for 39 days….is that also considered short term? Also, what is classified as a "tourist"? I came in on my D7 visa and not a tourist visa…does that mean I am in the clear? great vids. short and concise.

  5. Well this is sad news. We are moving to Seixal Portugal in 2023. Already under contract for new construction. We are visiting again this Sept have rented an Airbnb in the same neighborhood. Now wondering if we can still use it. I get owners might not want weekly renters next to them but the condo rules should stay if short term rentals are ok or not. Please update us if you find out anything differently. Read all the comments. And as always thank you.

  6. Short term rentals for the residents of apartments and condos isn’t always great. It’s against my condo’s rules, but people are doing it anyway. Since this started, theft of mail, and people leaving the entrance door open has started. Seeing random people in your building isn’t comfortable.

  7. The title "Portugal makes odd decision" is technically not correct. Unlike in the USA, the Portuguese courts are not a source of law, they only interpret the laws that were made by the Parliament and by the government. What actually happened is that the Supreme Court said that the law has always forbidden certain buildings from being used for short term renting, but both the owners and the government were not applying the law as they should.

    The whole thing boils down to someone buying a flat in a building that is classed as "Habitation", and ending up living in a building that is actually functioning almost as a hotel, as most of his neighbours have put their flats up on Airbnb. It is those aggrieved owners that have been going to court arguing that this practice goes against the law, and unfairly affects their use of their own apartment. And the Supreme Court has just confirmed that they are right.
    Anyway, I think you are looking at this whole issue in a way that is "too American". Things in Portugal are never black & white, or clear cut like in the States, here there is always a solution, it's just that sometimes it is a quite tortuous one. Don't expect some draconian instant change in Airbnb rentals, it's not going to happen. My guess is that in those buildings where some owners are actively fighting Airbnb, the other owners may have to stop renting for a while, until the government clarifies the issue. In those buildings where no one is complaining, nothing will change for now.
