  1. A friend of mine didnt refi due to lack understanding, he thought he would re-start his mortgage all over again and ended up missing the boat. He could've saved hundred of thousands for just simply google or ask.

  2. The the real question is how much is they their savings accounts for the 80% with those low interest rates that what dictate if they move or not I doubt they foreclose with the type of equity but the buyer can write out a great deal

  3. I've been thinking about your call of no-crash in prices. Thinking back through the other RE crashes I've lived through, they are caused by lending events. Think back to the late 80's/early 90's crash. There was a tax law change that caused a lot of income RE loans to go bad which crushed the S&L industry. The S&L's were the primary market for home loans and with that source of lending essentially out of the market, there was little opportunity for someone to get a home loan, hence, a crash. Of course we know 2008 was a lending event. So, I think it is too early to say if there will be a crash in prices. IF, there is a liquidity problem/lending crisis there will be a crash in prices. If there isn't, prices will not crash.

  4. Your point is understandable and I agree; but if someone HAVE to sell today (many today, inventory increasing daily) , do you think the asking price is accurate? What about 3 months from now, 6 … 9. Buyers will be wanting like a Nile crocodile for sellers to capitulate. Do you agree? 2008 is in back of everyone’s mind. Now one wants to catch a falling knive

  5. what is strange is inventory seems to be booming over the past few weeks. Almost all the new houses posted were rentals and the lease is up soon. The oddest thing is they are almost certainly cash flow positive ( like 1500-2000) a month positive??? … ya wish pricing is right I wonder if we can make a deal going to need at least 100k off 😆
