  1. This other TIP may work if you know anyone from the portuguese community in your country or state.
    The secret here is that most portuguese living & working abroad have (very good…!) empty flats in Portugal, that they are buying with a mortgage as an investment for their future while they travel & work elsewhere.
    The reason they are empty is that under the current portuguese law you cannot easily evict a tennant if they decide they want to live in your property till they die. If you rent you risk not getting your property back… ever! The law is stupid and protects tennants against eviction. Courts are so slow that you'll probably be dead before you get a hearing.
    Result: a lot of empty properties.
    Same reason why there are no companies investing in rental portfolios here. Whatever little offer there is, it's all private landords.

    But if you know the right portuguese expats or are referred to one of their friends, they'll be willing to help you out and rent their property to you. And it'll be quite safe for them doing so, because you are not portuguese, unlikely to want to stay forever and cause problems. The last thing you'd want would be to get a criminal record (visible for the whole of the EU) and be thrown out of the country.
    Worth start networking in the right places… lots of portuguese associations around the world.

  2. This TIP may be useful if you are planning to get a D7 visa and need to organize a long term rental contract in Portugal:
    Plan to arrive from November onwards, at the beginning of winter when many AirB&Bs won't have clients. Search online for a flat that looks acceptable to you in a small town, even if the summer price is way out of your pocket, come winter that flat is likely to be vacant, and the owner will be glad to do a rental contract for several months at a lower rate, rather than have it empty all winter and earn nothing.

    1) Now that you've choosen your area and flat, contact the owner and ask them if they would like to rent you the flat for the winter months starting in say November, for X amount. It's very likely they'll say yes. They'll probably ask more than you offered, so start low.
    2) Now that they are interested, arrange a zoom call to discuss further, and during that video explain what you do, how much you earn, and that you want to come to Portugal and are preparing your D7 visa. Ask if they would give you a 12 month contract.
    No luck, Try again with another flat.
    In an area like the Algarve and Lisbon it's unlikely they'll give you 1 year contract but in a smaller town they may be interested if overall they are going to make approximately as much money as with tourist short retals. An advantage for them is that the rent is continuous wihout void periods. And no servicing.

  4. Good information,, I was missing some pricing examples. What should you expect to pay to rent a places for x amount of time.
    I was looking at a house that I really liked,, but when I contacted the agent,, he said that it had just been "reserved",,, do you know how that works ? when in the process is the house reserved ?

  5. So can you tell us people what it actually cost to rent for a whole year just to get a visa And how do you know if the abnb is A real place The Portugal news announced that the government is shutting down the abnb Business it is hard to regulate the tax revenue on that business
