This is a splendid country manor house T6 located in the granite mountain village of Muxagata in the Province of Guarda in Central Portugal . The house is traditionally stone on the lower level, the upper level was added later and then the building painted white. This stunning property could easily be transformed into a bed and breakfast, retreat, or family home. I have made walk through videos to accompany the description of the property and the surrounding land . This T6 property comprises the following

The Property is set in 3.876m2 of land which surrounds the property , split on two levels. Firstly the lower level was used for agricultural ( protatoes, root vegetables and so forther. There are also two olive trees, blackberry bushes as well as Vines . Also on this level is a water tank, and a washing area, where the former owners used to wash their clothes.
On the upper area and much larger part of the land, was vines and blackberries and agrigultural land or lawn. At the end of this land is a deep well ( Pozo) and tank. The water would pass from here, through tubes under the ground to the lower land and the water tank there .
Surrounding and providing shade is a large Fig Tree.

There is to the side of the land a storage area that would be used for collection and storage of vegetables .
Adjacent to this is an animal storage area together with a walled area ( formally for a pig, ( sty) however other animals and birds could be kept in this area The garden is completely walled and covered with vines . There is also a rear gate ideal access for farm equipment .

Surrounding the house from the front, there is a driveway and garage for parking your cars. This then leads into a side patio covered with hanging vines , making an ideal side terrace with plenty of shade. There is also an area here for hens or rabbits.

To the rear of the house on the ground floor there is a wine cellar ( area for collecting and tredding grapes, barrelling as well as storage and tasting. Are you ready to make your own wines ?

The main part of the house has two accesses , the tradesmens entrance as well as the main entrance.
The tradesmens entrance takes you up one flight of stairs to the wide hallway. To the right is a full kitchen with large window looking out over the land. Adjacent to this is the bathroom ( There is only one large bathroom in the house ) In the day when these building were beilt people used bedpans and similar . The bedrooms as you will see in the videos show height and ampleness providing plenty of space to add ensuite bathrooms if required.
As well go along the hallway there is a good sized bedroom with window facing the land. Wooden floors, high ceilings,
at the end of the hallway there is a ample dining room , with plendy of natural light. This leads into a drawing room / living room and then from there int a study. This basically leads to the main entrance of the house . On the otherside of the hallway if you were to come in from the front door accessed by double stone granite staircase you would have the study on your left and a parlour with granite fire place on the right hand side . Leading forwards from the main entrance, you would follow the hallway, to more windows giving lots of light and this leads to a wooden staircase.

At the top of this wooden staircase is a landing ideal as a reading room . leading off this space is a juliet balcony looking towards the side street and the village. On the right hand side there is a spacious bedroom with wooden flooring and ceiling as well as large windows. and then along the hallway there is another bedroom , again with windows and natural light.
On the other landing there are two more bedrooms, one to the left and one to the right as well as a small storage room which in affect could be made into another bathroom . There is also a large terrace ideal for sofa seating chill out space overlooking the mountains forests and of course your land .

Also included in the sale of this property is land that was formally a pine forest, however after 2 fires over the years, sadly the pine forest is not longer there, but the area has granite and other trees and shrubs. The additional land area is located on the edge of the village of Muxagata. totalling 1.092 hectares ( 10,920m2 )
