Working full time doesn’t make investing in rentals easier. However, investing in rentals is a great way to make work optional.
I was able to do this as a single dad with 3 kids and a bunch of bad debt and wasn’t making a lot when I started out.

Passive income is a game changer. Buying cash flowing assets creates an income snowball. As the snowball grows you will be able to invest faster and faster. Before too long you can make work optional. Let me show you how to retire early.
What strategy do you use? House hacking? Wholesaling? Flipping? Buy and hold? Long term rental? Short term rental? Local or at a distance? Real estate or stocks? Own a business?

Howdy Dion, can I get a copy of your seller financing template
Great live stream Dion, I’ve been watching you for over a year and this one had a excellent point of you having the confidence to bring up an idea with your bosses , since you knew your plan to FI would without a doubt work Thanks for sharing your expertise and experiences
"A man can be as great as he wants to be. If you believe in yourself and have the courage, the determination, the dedication, the competitive drive and if you are willing to sacrifice the little things in life and pay the price for the things that are worthwhile, it can be done." -Vince Lombardi
"Happiness is a butterfly, which when pursued, is always beyond your grasp, but which, if you will sit down quietly, may alight upon you." -Nathaniel Hawthorne
Ive always pulled deals off redfin. But I just buy total wreckers. So time on market helps me get a deal…usually. I should try some realtors
Dion all of the banks in my area consider any investment properties a commercial loan. what should I do?
Hi Dion, enjoyed the video. Would you be able to provide me with the seller financing template you mentioned?
Money, sex, and oxygen you dont think much about it, unless you dont have any!!
I'm sorry you have to use a heater now. LOL
This is great. I'm in year 3 of the 10.
I watch you in the morning. I love your motive and your content.
Why have 3 realtors set up searches? What do you mean when you say "searching on the internet is nuanced"?
Haha back on the replay, had to comment on walking away from 2 million. Arnold Schwarzenegger was asked how to make your first million. He said (think the old predator accent) "They say the first million is the hardest, so start with the second." They all silently looked at him seriously and then he said "it's a joke come on guys, you are supposed to laaaaugh" In that Arnold Austrian drawl it was hilarious
I think you haven't quit working because you are a teacher at heart. So, teaching people a new skill that, in many cases, turns their life around, gives your life purpose.
Now, to hit play and see how I did.
I'm going to play along. I'm at the beginning of the video where you ask the question about why we think you haven't quit your job. I think there are 2 reasons: a) you enjoy it, b) it makes you more bankable for future real estate purchases.
I'm interested to find out your actual reason. Continuing to watch…
I think you want to help people retire so you have more people to play WOW with in retirement 😉
Appreciate ya. Doing my first turnover on one of my sfrs. Looking at a $500 month rent increase because the rent was behind. My property manager got them to also pay the hoa. Only one down week between renters. 😀
If you are part owner you should be able to sell your ownership shares, not just “walk away” from it. Is there a vesting period?
Because you love your job!
Just got the news. officially under contract for my first rental property thank you for your information and and encouragement.
Thanks dion! Great as always
