Also.. it’s slap bang in the village and… DOGS….
Expect dogs… lots of them…. Barking day which is bad enough…but then they bark at night too… none stop… not just one or two… the whole village. Worth being aware of. That in itself devalues a property in my eyes!

30K at the most. Cannot always blame the agents, sellers just unrealistic.

An interesting property, though it would take a major investment to bring it up to any kind of standard. I'd want to salvage doors, shutters and that one lovely ceiling, but the rest would have to be gutted. Adding windows, especially downstairs, would be a project – if it was permitted. Given the amount of renovation needed, the price may be a bit high.

I noticed that a power line spans across the property to provide power to the neigbor in the back.
Given that it's not habitable and needs complete gutting, €40,000 would be a fairer price. A few negatives: you won't benefit from the full 75m2 in the attic given that not all of it is standing height, house needs a new roof, bathroom and kitchen, new electrics and plumbing, and the basement is practically unusable given how dark it is, unless you can get permission to increase the size of the windows. Amazed to learn it was rented, it looks more like a dungeon for keeping prisoners! Garden is way too large for me, I'd be happy with 200m2, and more like a back courtyard style of outdoor space.
