The housing market is playing with people’s emotions right now. It’s causing many to make ill-informed hasty decisions. It’s making people DUMB! They’re letting good opportunities go up in flames. The insanity that’s going on is taking people out of their game.
Most don’t have solutions to the problems we’re dealing with and it’s gonna require some different thinking. Some repositioning.

From my experience and estimates… 4 out of 5 real estate investors don’t know how to pull off anything remotely creative when it comes taking down the hot deals that are starting to appear in the market.
The one-trick ponies are gonna have to learn more tricks they don’t know how to do right now. For example, one of the problems real estate investors are dealing with are rising mortgage rates, and this is causing them to miss opportunities we haven’t seen in the market for years!

Matt, about the 50k PML… how is that structured? Do you structure the PML also at 7yrs to match the deal's financing period? The guy said she would cashflow $600/mo. But, after you take out taxes, insurance, Capex, maintenance, vacant and prop mgt… how is there any money left to pay a PML a monthly payment?
And if you're borrowing the PML until the balloon, then don't you want to make sure that the expected appreciation will still allow you to refi at 75% LTV and not be out of pocket then (at yr 7)?
And if it's a dscr refi, don't you also want to project rents to ensure you hit, conservatively, 1.2?
I've been thinking about all this stuff. Am I over-thinking or just the right amount?
