Once you found the area you would like to live in, the next step is finding the local estate agents. Don’t just stick with one but try them all as you will get a better idea of the properties on offer as not all agents have every property on their books. Even thou the agent will want you to stick with them. Buying property in Spain is not like the UK as once you pay your deposit, you’ve committed yourself to the buy and if you decide you don’t like the property any more, you can lose your deposit.

    I will be in Bolneuvo in 2 weeks time for a few weeks and have a booked a couple of viewing. Looking around I’m shocked how much maintenance charges can be,especially on the so called cheap properties !
    I hope that sun will be there when I land ☀️😎

  4. Nice vid Shaun. Be extra careful buying in Almeria region, Albox and that wider area. Lots of properties built there were given proper documentation by the local government. But then the central government decided to overrule that decision and say the properties were illegal. A few have had their homes bulldozed, but there has been a process to “sort of” legalise a lot of villas, and by lots I mean thousands… but they are still not fully legal. Quite a complicated situation, much too much text for a YouTube comment. Tread carefully down there.

A título informativo… España empezó a tener comunidades autónomas cuándo murió Franco lo cual ayudo mucho para pasar sin violencia de la dictadura a la democracia… hay comunidades uniprovinciales y hay otras como Andalucía y las dos Castillas que tienen muchas provincias y en general todas empezaron a pedir más y más transferencias para no ser menos que los catalanes y vascos

  6. In my honest opinion, a good estate agent should always know % of all taxes involved in sale and yearly, as well as possible communal fees. Furthermore assist/direct in 'background check' we call it Titel Insurance to make sure property has no liens. That should not be the buyers responsibility. Seems in Spain a potential buyer really has to do their homework!

HI Shaun , A Place in the Sun and all the others never go into the most important thing of all is, who owns the land the property stands on ? is it freehold ,is it leasehold ,without this vital info' all you have got is 4walls and a roof , as you know ,here in Blighty ,we have very strict rules relating to Leasehold and freehold ,you can't buy a property without a tie up related to these aspects of of law relating to land ownership . People who own property in U.K .would never have purchased a property without sorting this out so, why do they seem to go blindly into buying in Spain without sorting this out first ? the mind boggles ! A U.K. Solicitor would never carry out this conveyance without dealing with this first .

  8. Having bought and sold in Spain l agree with all your points. It always irritates me that on Place in the Sun they never mention the communal fees. Further to your points, why is it always bad to just do a direct deal with someone? You could still go to a Notary to make it all legal couldn't you?

  9. Spain doesnt have 17 different provinces, it has 50. For example, I live in the province of Alicante which is in the autonomous community of Valencia, there are 17 autonomous communities. You don't know very much considering you've lived in Spain for over 6 years.

  10. I would after selling our flat in Torrevieja say if you are not moving full time it’s much better renting. Buying does include a lot of extra work / time / costs and stress, it never ends everyone want’s to earn money on you and most want to rip you off. If you’re living full time in Spain and do speak Spanish everything is much easier.
    Not to mention occupations and leaks and so on.

  11. Do you think the UK and Spain will come to an agreement about allowing people to stay in spain more than the 90 days ? I finally bought a place after 30 years of graft lol. Unfortunately you can only stay 90 days in 180. I know its due to brexit but I am wondering if talks are going on to sort this issue i am 52 and not yet got a pension and don't have half a million to invest . Anyway have a great day
