So the mortgage that the bank gives is lets say 80%of the price.So I have to put down 20%.Plus I have to pay Tax,Notery….and all that stuff too.Is that right?

Just in a process buying a house in Spain (Murcia Region). We are a German/Norwegian couple currently residing in Germany, but intending to move. Regarding mortgages i encountered some problems doing that from outside Spain. You might be able to navigate yourself through the websites without much knowledge of Spanish (thanks to Google Translate) but if you put your contact information in there you almost always need a Spanish phone number. It is not even possible most of the time to put in another (just tried in iahorro for example). Second, if they call you back you do have to have at least a basic understanding of Spanish (unfortunately we are not there yet) because they rarely speak much English (or a willing to). So, best way is to have a lawyer down there which can act as a relay for that kind of stuff or just does it for you. By the way Much Thanks for that video and your channel. Found it extremely helpful.

In Romania is the same process. The difference is that after the seller receives the money from the bank, he has to sign a statement that he received the whole price. I'm a notary.

Important points you don't cover ,for example , who owns the land the property stands on , is it leasehold or freehold ,.If it is freehold you need a deed of covenant to prove it is your land for perpertuity or if it is leasehold, who owns the land? What are the terms of the Lease , what clauses are in the Lease . If in Spain this is a shady area , then people buying in Spain need be more than careful how they tread .
HAVING YOUR HOUSE BULLDOZED !
BEWARE there is one type of property that can get you into VERY SERIOUS trouble if you buy it ! And its called: "Living on the Campo". An ancient law in Spain still states it is illegal to sleep outside the boundary of a Mayor, EVEN IN A TENT. So ANY property outside the boundary of a Mayor is ILLEGAL. Spanish Estate Agents do not normally deal with such properties, but certain non Spaniards do. These I discovered were often Middle aged couples from Britain, Holland or even Germany, running Pseudo Estate Agents in small town high streets !!
An illegal property will have NO Gas, Water or Electricity, no official address, and no landline telephone, and of course no planning permission or registration document. It WILL have often, solar panels, rechargeable batteries, probably a generator, and possibly a well. Obviously with no postal address you won't get ANY bills. But you might get Bulldozed (literally), if you somehow annoy the local Mayor !
Indeed two weeks after I began working here in Spain, with a Private Railway Museum (as I'm a Railway Mechanical Engineer), it was brought to my attention that two British families (with children) living in two adjacent houses, just outside the town boundary, were petitioning the Mayor to have water and electricity laid on. This was their undoing, as the Mayor can't help unless he first adopts the land and expands his town boundary to incorporate these houses. But this is expensive and can take him years.
I offered to go and explain to these British families the legal issues. But my friend the towns Architect, replied "Don't bother the Bulldozers have already been booked for 09.00 hrs next Monday". Indeed the houses were both demolished with just 30 minutes warning to the occupants, the following Monday. They were also served with a legal demand for €25,000 for each building, for the cost of demolition !!!!

obtaining a informe urbanístico is always a must even when getting a mortgage as even the banks pass on some of these things but once you have purchased they still want the monthly mortgage payments y es usufructo lol
