IMPORTANT – What you NEED TO KNOW about rental contracts in Portugal

Rental contracts have some uniqueness here in Portugal. Here is a rundown of the things you need to know
1. Landlords will ask for income and ID verification.
2. Two types of contracts – Fixed and Renewable
3. Is the apartment Furnished or Unfurnished?
4. Security Deposit – Need to spell out what you pay and what you get back. Also need to spell out how pays for any damages during your stay, the landlord, or you!
5. Pets – Not all apartments take pets. Some will charge higher rent or non-refundable fees.
6. Giving Notice – 90 days for a fixed term, and 120 days for a renewable contract.
7. IMPORTANT – If anything breaks, leaks, causes issues for you or neighbors, you need to clarify in the contract who is responsible for paying and repairing.

  1. Hi Joric. Is the security deposit protected by any government schemes like they have in UK? eg DPS. What happens if there is no agreement between the owner and the tenant regarding the deductions? I have also read on facebook posts that owners refuse to return security deposits and simply block the tenants phone numbers or refuse to reply to emails and simply keep the deposits after the tenants move out. How far is this true?
