In most cases, these “deals” are exorbitantly overpriced. So, we decided to do this video to discuss the top five reasons why expats are paying too much for real estate here in Portugal. If you plan on moving to Portugal – this video is a must! Not only can it help you save money when you search for a home in Portugal, but it can also help promote stability in the housing market in Portugal – allowing for affordable real estate for locals!

  1. I feel sad for the locals and the real Portuguese citizens.
They are the ones who will bear the brunt in the end.
The real sufferers are going to be the citizens of Portugal 🇵🇹
The younger generation will never be able to compete which may lead to further ramifications.
    It’s a sad story.

  2. Thank you for this video. When my wife Rose and I did our two month exploration trip to Portugal last Winter, we realized there are many Americans buying at inflated prices. This doesn’t serve Americans moving to Portugal, and it certainly doesn’t serve the local Portuguese population. Prices have increased to the point where we are no longer thinking of buying. I’m too old to qualify for a long term mortgage, so we are thinking of renting in the Lisbon area. We hope to move before the next Winter. All this to say that I think Americans need to sober up about moving to Portugal, and should consider their options very carefully. We Americans should also consider how this impacts on Portuguese people trying to make a living in their own country, while keeping a roof over their heads.

  3. I like all your videos, but this one is remarkable! Thank you, thank you for this perspective. You are correct that there is a frenzy in the housing market that is awful for buyers, but great for sellers. I live in Texas and the Californians moving here are offering waaaaay too much for the homes here. Now that I know this issue exists in the European expat-magnets like Portugal, I will need to be more diligent in my home search. Thank you, again, for this very good video.

  4. This is a somewhat concerning trend for Portugal's housing market. Many Americans are not doing their housing market research, happily overpaying for homes and are turning Portugal into the California of Europe. This is hurting locals and makes them resentful of expats.

  5. This needs to be reiterated over n over! Not only r they making it difficult for the locals n themselves, but for those of us who will not be able to leave until another 5+ yrs! If the housing prices continue to increase in S Europe, Africa n S America we will be unfortunately stuck! N may heaven forbid that from happening! Thank u both for ur ongoing expat education!

  6. Could you please comment on how Vanguard lets one keep accounts with them when you live out of the country? I have had my account with them for years, but I know that if they find out one permanently lives out of the USA- they can close your account. A few people here in Europe have told me that Vanguard closed their account, or denied them access. One girl told me she keeps a calif address, and Vanguard denied her access when they found out she permanently lives in the EU, so she used her mom's name, but it is her account. I don't want to use other people's names on my money.

  7. I want to move to Portugal to buy a home that my family can live in. It’s insane anyone can go to other countries and buy up property. My concern would be locals and not driving up their living.

  8. Hi A&C, love your channel. For your new listeners, I think it's worth saying that you didn't buy your house at€190,000 with all those modern bells and whistles, right? You did lots of renovations, if I remember correctly. Please correct me if I'm wrong. Could you tell us a little bit about what the house was like before you reno'd/updated it? That yard is to die for! I want an orchard!

  9. It’s really sad to see my country getting outbid by foreigners who some (unlike you guys) just come here to profit and open Airbnbs because our salaries are crap, attracting more and more tourists that treat our cities like their personal playground and have no respect for locals. Soon there won’t be any locals.

  10. I have the sneaky suspicion that A&C are inadvertently inflating the prices in their neighborhood – if the house next door is put for sale, many of us followers would be willing to pay anything to get to be your neighbors, folks 😂😘 Jokes aside, yes this problem is very real and as you point out, it's not unique to any one city or country but it's triggered by the process. Happened in Vancouver too, with rich Asians inflating prices so much that it's impossible for Canadians to afford it…

  11. Hmmm…but home prices are up everywhere by a good 30 – 40% so it could be said that everyone, everywhere buying a house right now are overpaying. And its a tricky call because some experts say the market isn't going back down so if you are going to buy now is still the time to do so…
