Hi Savvy Cat, I have really enjoyed your commentary and statistics on real estate in Portugal. I have 2 questions if you are able to elaborate. 1) As a dual citizen (American and Italian) I know that I can own property in Portugal. Would there be any advantage of a D7 visa in my case if I am buying as an Italian? I realize the D7 visa is a 10 year tax treatment and provides a road to citizenship. The tax treatment would be advantageous to me since I derive income from the US, but the citizenship would not be necessary. 2) As a family relocating with a young child (4 years old) could you list 3-5 cities that have private school options, favorable real estate forecasts in a range of $200k-$250k for detached homes, and good train connectivity (preferably an hour from major airports but not necessary). From your videos and others I can see that Aveiro, Caldas da Rainha, and Braga seem like top choices. I may be partial to the "Silver Coast" area for a chance to own a little land and a decent home. I wonder if there is anywhere else that I might be missing that satisfies some basic requirements. Thanks for you help and all the hard work putting your informative videos together.
Your market is so different than Canada. We have a nationwide MLS and each realtor gets exclusivity on the listing for 90 days. We used to have an issue of realtors double ending the deal, but that's no longer legal, for obvious reasons. The way to protect yourself in exclusivity is to force the realtor to sign a contract outlining his or her marketing and sales plan with objectives and milestones. If the realtor fails to deliver on the marketing plan you simply terminate the contract. That way you're not stuck with a dud realtor who sits around doing nothing. That's also a problem here, although you can avoid it for the most part by doing some due diligence before you sign a contract with a realtor. The biggest problem I see with Portugal is the lack of an MLS. It makes it very difficult to search for comparable properties. Prices are all over the map. Multiple realtors on a listing is a headache. Multiple prices on a listing I've seen as well. I plan to buy a house there next year and thankfully I've done significant research and understand very well how the market works there now. It's a bit of a mess, but so long as you're not naive, you have a good lawyer, and you stick to your guns you can find a good property. The only downside is how long it takes. It's much faster here. You can buy a house in 30 days here without any issue. I don't understand why there is no MLS in Portugal other than the fact that it hasn't been developed yet. It's a significant benefit to everyone in the market, including buyers, sellers and realtors.
I think Portugal is better than the US in many many ways…..but I have to say Portugal should have a countrywide MLS system like the US. This would help both buyers and sellers and real estate agents. I cannot see how this would not benefit everyone.
