For US citizens is not a good idea to become ex-pats, especially now with Obama's FATCA, you will have a hard time opening a bank account, making investments, or even applying for mortgages. Do not forget the 2nd passport won't help you because the USA taxes its citizens on global income. the only way out is to renounce after getting the new passport. By the way, we're in 2022 and I do not have a bank account in the EU because of FATCA.

What benefits comes with having a second passport? Sure it sounds cool. But why pay hundreds of thousands to be "cool"?
Turkey has a real estate CBI program (currently $250K but gov announced unofficially that they will increase it to 400K). The advantage is that you can choose any property (unlike Carib programs where it has to be approved property, i.e. overpriced ripoff). Unlike the Carib donations where you don't get your money back, with the Turkey prog 100% of your money goes toward equity in a property. Only prob is passport has no EU access and Turkey's economy is in trouble right now. But it is a fast program – once the paperwork is in, you can prob get passport in 2-3 months.
