Here in Cali, prices are high as hell and interest rates high as well.
if you buy when interest rates are high you can always refinance in the future to bring the cost down. if you refinance when prices are high and rates are low you're stuck with over inflated value asset with never having an option to refinance for lower rate. the WORST time to buy is when rates are low and prices are over inflated

Prices are still sky high where I live. They started building a townhouse neighborhood near me during the pandemic advertising the prices "starting in the low 600s" and before the even finishes the first 10 houses the sign changed to low 700s then they took the price off the sign. They're still not done building em all but they're going for almost 900k now.
Great video Daniel. I’m a real estate agent and everyone has their own fears and opinions. I tell people that ultimately, they need to buy a house when they can have a house they want with a comfortable payment. At the end of the day it’s all about payment, regardless of price or rates.

Another issue is people buying these houses to rent out or use for air brb. It’s BS. Because of this it’s driving the market up in my area and I have to either remain living with my parents or spend 80% of my wages on rent when the mortgage would only be about 40%.

Yeah umm… neither the interest rate nor the price are low right now. Interest rates of 2.8% could be had about 8 months ago with intense bidding-war prices in MANY markets. 2 years ago, interest rates were good and the prices were as well. REST IN PEACE to my dream of buying a modest house AND comfortably affording it.

Prices are HIGHER now then 21’. Prices are DOUBLE 5 years ago and interest is like 8%. Wait for prices to crash and burn and buy in the mass sell offs
Or, don’t buy a house at the end of the longest bull market in the past 30 years, with prices declining and interest rates at levels not seen since 2007. Be thoughtful and wait for a “buyers market” nothing like losing 150k in equity so you can refi hopefully down the road
